Day 3 with no air-conditioning. Yesterday- 109 outside, 82 inside. Ceiling fans going full blast. Home Warranty Company promises a visit today between 2 and 6. Anticipating a new air exchanger (outside unit that bleeds off the hot air) as the one already there is 26 years old. Amazing how the body acclimates. You have been updated.

A/C on for 16 hours, house cooled back to its violin-prefered temperature. I have a home warranty that I have worn out with yesterday being no exception. New fan motor- $875. Labor- $150. Cost to me- $0. The $54/month is worth it. When I asked the guy why they just didn't bother replacing the old unit, he said he did, the only thing original on it is the compressor (in excellent condition). Whe I looked shocked, he simply stated that a new unit costs @ $4000.00, but it was made in China and had an average life of 5 years. In the past 2 years I have had American made parts replaced by American Made parts. The originals last 24-26 years. I have a 20 year warranty on the new ones. Go figure. You have been updated.

Similar to Chuck, a compressor blew out on one of our units a few days ago. No $54/mo. home warranty...' just paid $1100 (out of the not-having-spent-it-on-a-home-warranty-fund) and went on. Next out of that fund will involve tossing a $15K pair of Sub-Zero appliances in the ravine (super-expensive totally-unreliable luxury-crap...google if you don't believe me) and replacing them with something that will likely last...like Kenmore "Elite" or something...Oh...and the fancy-schmancy Thermador stove is a big busted p.o.s. too.

It's things like this that make me happy to be a renter. If it breaks, replacement is NMP*, the maintenance staff will fix it. Of course, this is only good if you live in a building with a good maintenance staff (which, luckily, is the case for me).

Yep, yep, yep... and it's ALL about trade offs. There's a reason why the people in Tennessee choose to live there, and the people that live in NYC choose to live there. Frankly, all your "open space" and "quiet" and "darkness" at nighttime give me the creeps.

A caveat, Joe. Power tools actually grow legs and run away when I come around (althougha nail gun DID have its revenge on my left foot @ 30years ago), and the local power company has begged me NEVER to mess with electricity again (it's a long story, but none of the people in the Rest Home actually died of my mistake), SO I gladly pay the $54 a month to keep all parties involved, including me, safe and sound.

I'm with you on that one. The blond is a very fine cook and says the Sub-Zero appliances that appear on cooking shows must just be false fronts for appliances that actually work. Put them on Craig's list and let some snobby person pay you to get rid of them.

When/if they get around to it; if they are capable of; if the neighbors don't cause the same problem again and again...
The sewage line to my apartment complex gets backed up fairly regularly. This past Saturday was no exception, and I had raw sewage coming out of every drain and flooding the bathrooms. Must be something the neighbors are flushing. Had the kids pee in a bucket and drive to nearby work and Target when they had to get more out of their systems.
Having water come through the ceiling has also become a regular occurance, to the point where it appears to be raining inside. Really glad I got those older but rebuilt washer and dryer (commercial grade, but just knobs, no fancy electronics to fry) shortly after I moved in, because I am frequently washing a lot of stuff.
Took them long enough to deal with the termite issues in the hall closet, and we are reasonably sure that after multiple attempts the problem still has not been completely eradicated. (First attempts of painting, and then replacing trim, was obviously not effective, then they finally gassed them and replaced sheetrock but nothing underneath.) We keep getting blamed for causing that, too, even though a large chunk was already eaten out when we moved in last year. At least nobody has been shot at my specific complex in almost a year, although there were a few things next door. My wife's car almost got hit in the parking lot again last week, but this time she was standing near it and was able to attract the person's attention.
Can't wait to have a home to call my own again, but it will be at least another year before it becomes a possibility.
