If your hot water tank went out and you needed a new one, would you more likely call a plumber named Abramowitz or Johnson?

I would check the ratings for local plumbers on 'Angie's List' ( I am a member), and go with the one that had the highest positive rating, which is what I do for every home repair. And being a home capital improvement, even though I'd be bummed about spending the money, I would know there would be no sales tax because of it being a HCI.

I called a plumbing supply house - one with which I have an account (they asked if I wanted to set up an "account" last time I bought some pipe I was running through the property...I said, "ok"), had them drop a tank off at my house this morning (along with a new cut-off valve, some CPVC connectors, some fresh glue/primer, etc...), and swapped out the tanks myself (also no tax ) between the time I posted my question and the time your responded.

Good for you... I wouldn't have the skill required to do that, or have the strength to do that--lifting an old hot water tank filled with sediment from the basement to upstairs and outside.......

How's this for a scary thought? Halloween and Daylight Saving Time ending on the same night! An extra hour for the spirits to play, or wreak havoc, depending on your point of view. Was this gas or electric? If the former, did you perform a digital combustion test on it?

Again, that is why I use something called Angie's List. I used a home inspector who has been in the business for 30 yeas who my realator also recommend and has use herself. He found things in homes I was interested in that I never would have found ( like some home owner who did a hack job of new electric wiring in the house that they had no idea what they were doing), to foundation problems due to bad soil issues, water leakage problems ( with some sort of digital instrument he had), etc. until I found one in the neighborhood I was interested in that he approved ( also passed a radon test with flying colors). It cost some money, but in the long run it saved me thousands. After closing, I waited a month until moving in and did a lot of updates too. However, as you said correctly, just because you are a home inspector with a title, are you qualified? You need to do your homework. A house is a big investment and you don't want to be 'penny wise, pound foolish.'

We recently replaced the water service line from the street; I've done some plumbing around the place, but this is something that must be done by a plumber. We ended up with a good one, but I gather the research I did using "yelp" was a waste of time - some outfits get all their friends and relatives to post bogus glowing reviews for example. Angie's List may be better, don't know - it seems to be a offered for a fee, and I prefer to get my untrustworthy advice for free, though that free service model does mean that Yelp blackmails businesses for "sponsor" money.

Nice try. Any installer or service person worthy of the name will test a combustion appliance for proper operation after their work is completed. Once in a while you get one that's producing a lot of carbon monoxide which not only can disable or kill someone, but also tends to attract lawyers.

If you've had a combustion appliance worked on but it was not tested, you should not have paid that person or company until it was.

I have plenty of CO stories, fortunately all of mine ended well. The ones that don't are the ones that make the news.

I have CO detectors all over my house...more than smoke detectors...and even though both of my furnaces are outdoors...

There is no substitute for testing combustion appliances- this includes boilers, furnasties, water heaters, dryers, kitchen stoves, etc. Sure, analyzers are expensive, but cheaper than lawyers' fees.

Kitchen stoves are the most hazardous, since they typically exhaust into the kitchen rather than outdoors.
